What are the leasing office hours, and what kind of tours do you offer?
The leasing office hours are T-F 9 AM - 5 PM, Sat 10 AM - 4 PM, and closed Sundays and Mondays. We provide options for in-person tours, self-guided tours, and virtual tours. Schedule the tour that suits your needs best today!
When were the homes built?
Our 3-, 4-, and 5-bedroom single-family homes with attached garages in Durham, NC were built in 2024.
What school district is Amavi Brier Creek in?

What floor plans are available and are the homes for sale?
Amavi Brier Creek offers two-story 3-, 4-, and 5-bedroom single-family homes. The homes are not for sale. We offer the opportunity of living in a home complete with space and privacy without the stress and responsibility of ownership.
Is the community gated, and does it have courtesy patrol?
Our community offers gated access and we proudly offer courtesy patrol. Each resident receives a code or fob to enter the gate. Guests visiting Amavi Brier Creek residents can be provided with a temporary code for entry.
How do I submit routine or after-hours maintenance requests?
Prioritizing residents' needs, we offer on-site maintenance. Submit routine requests via your ResidentPortal for a 48-hour response. For after-hours emergencies, use the portal, contact Milly our virtual assistant, or call the main number to escalate to our on-call service associate.
How do residents receive packages at Amavi Brier Creek?
If your package is delivered by USPS, it will be placed in your designated outdoor mailbox. For all other carriers, the package will be delivered to your front door.
What features and appliances are included in the Amavi Brier Creek kitchens?
Our gourmet kitchens feature quartz countertops and ENERGY STAR® stainless steel appliances. Every home comes equipped with a dishwasher, a refrigerator with an ice machine, and a stainless steel single-basin kitchen sink equipped with a garbage disposal.
Do the homes have air conditioning, in-home washers and dryers, and what type of flooring?
Yes, our single-family homes come equipped with air conditioning to keep you comfortable all year long. Each home comes with an in-home full-size washer and dryer, and features wood-style plank flooring throughout.
Are the homes wired for WiFi, and do they feature smart home entry systems?
All of our homes are wired for WiFi, though you will set up your own upon move-in as it is not included in rent. Each home is wired for a video doorbell and comes equipped with a Yale pin lock entry system.
Do the homes have garages, EV charging, and guest parking?
Each home comes with an attached 1- or 2-car garage, wired for EV charging. We also offer guest parking spots throughout the community, which are available on a first-come, first-served basis.
Do the homes have fenced-in backyards and pet doors?
Yes, at Amavi Brier Creek we offer fenced-in backyards with a turf area for every 3-, 4-, and 5-bedroom home. Additionally, every home comes with the added bonus of a pet door leading directly to your fenced-in yard.
What community amenities are available, and what are their hours of operation?
We proudly offer a pool open from dawn to dusk year-round, a 24-hour community fitness center, and a clubhouse open 10 AM - 10 PM. Are pets allowed, what are the fees, and are there community pet amenities?
We welcome up to two pets per home with a $300 fee per animal (exotic and aggressive breed restrictions apply). We love your furry friends and offer a pet park and a pet spa, both open for residents from 10 AM - 10 PM.
Is renter's insurance required for the 3-, 4-, and 5-bedroom single-family homes with attached garages single-family homes at Amavi Brier Creek?
At the time of application, residents are automatically enrolled in the Resident Liability Program at $15 per month. This is the simplest and most cost-effective way to satisfy the insurance requirements of your lease. The resident liability program is not renters insurance and does not cover personal property contents or liability coverage to third parties (other residents). Residents have the option to opt-out of the program by supplying their valid third-party renter's insurance policy to MillCreek.ConfirmInsurance.com.
How do I pay rent?
To make this as convenient as possible, there are several ways to pay rent. Our favorite is through the Resident Portal or Resident Portal Mobile App. Visit the community website and select 'Residents' to login and submit your payment. You can also download the Resident Portal Mobile App on your favorite Android or Apple device to pay your rent. We also accept e-check, MoneyGram, and credit card payments (service fees may apply).
We're also excited to announce that we are now accepting payments with Flex.
With Flex, you choose when and how you pay rent. Each month, Flex splits your rent into two payments: you pay part of your total rent up front and finance the rest with a Flex credit line. You have the flexibility to choose your second payment date to better align with your finances.

What steps does Mill Creek take to prevent rental application fraud?
At Mill Creek, we use advanced fraud detection tools to protect both our communities and applicants. These include identity verification, income validation, and document authentication technologies that help flag altered or suspicious information. We also work with trusted third-party partners like Snappt and use screening tools that verify applicant data in real-time.
Do I need to complete a PetScreening Profile?
Yes — and we're glad you asked! At Mill Creek Residential, we believe pets are part of the family. That's why all residents are asked to complete a quick pet profile through PetScreening.com.
Even if you don't have a household pet, this step is required and helps us create a welcoming community for every resident.

🐾 No pet or have an assistance animal? No fee required—just complete the profile so we have your info on file. Your lease process may be delayed if this step isn’t complete, so we recommend checking it off your list early!
How much is the deposit, what additional fees apply, and are utilities included?
Utilities are not included in rent. One-time fees include a $75 application fee, $300 administrative fee, and $300 pet fee. Monthly fees include a $60 community bundle, $65 bulk WiFi, and a $25 trash fee applicable to select homes.
What lease terms are available, and when is rent due each month?
We offer a variety of lease terms; please select an available home on our floor plans page to view them. Rent is due on the first of each month, with a grace period extending to the fifth. Late fees start on the sixth.
How do I apply to rent a home, and do you accept Section 8 vouchers?
You can easily apply to rent one of our 3-, 4-, and 5-bedroom single-family homes in Durham by clicking the application link on our website. At this time, we do not accept Section 8 vouchers at our community.
What is the smoking policy, and can homes be sublet on Airbnb or VRBO?
At Amavi Brier Creek, we are a 100% smoke-free community. Furthermore, listing your rental home on platforms like Airbnb and VRBO is not permitted per the rental agreement to maintain the integrity and safety of our community.
